Where I work in Belle Plaine

Belle Plaine sits on the Minnesota River in Scott County, off Highway 169. The town is really two different jobs for me. There's the old downtown grid around Meridian and Main — homes built anywhere from the 1880s to the 1950s, some of them near the Hooper-Bowler-Hillstrom House. And there's the newer growth southeast of 169, subdivisions like On the Green and Chatfield on the Green that have gone up since the 2000s. The two need very different work, so I price them differently.

Historic downtown + river side

Older homes near Meridian Street and the river — balloon framing, steeper pitches, sometimes original cedar or asbestos siding underneath. These take a careful tear-off, not a fast one.

Newer subdivisions southeast of 169

On the Green, Chatfield on the Green, and the newer builds toward Prairie Garden — 2000s-2020s homes on bigger lots, first or second roof, where builder-grade shingles are aging out.

What kind of homes do I work on in Belle Plaine?

On an older Belle Plaine home near Meridian Street, I pull a few shingles before I quote — board decking with gaps, two or three old layers, and sometimes knob-and-tube near the soffits change the price. On the newer subdivision homes, the surprise is usually the opposite: a 15-year-old builder-grade roof that looks fine from the street but has lost its granules on the south slope. Either way I quote a deck repair allowance up front and bill only the boards that actually rot out. Continuous ridge vent and proper ice-and-water shield go on every Belle Plaine roof — winters here earn it.
