Step 1 — Free inspection (Days 1–7)
You call, we show up within 48 hours

We climb the roof when safe, document the field, ridge, valleys, flashings, siding, windows, and gutters with high-resolution photos and slope-by-slope notes. If we don't see claimable storm damage or replacement-grade wear, we'll tell you. The inspection is free whether you hire us or not.


Step 2 — Written quote (Days 7–14)
Written quote in your inbox within a week
Within a week of inspection, you receive a written quote. Each scope is priced as one lump-sum number, with everything that's included spelled out underneath: products by manufacturer and product line, install scope, permit fees, timeline, and warranty tier. One number per scope, every inclusion in writing, so you can compare apples to apples against any other contractor's bid. For insurance claims, we also provide separate scope documentation suitable for adjuster review.

Step 3 — Contract + material order (Days 14–30)
You choose the material that fits your home
Once you sign, we order materials, schedule the install window, and coordinate dumpster delivery, material drop, and crew assignment. Lead times run 1–2 weeks for standard asphalt and vinyl and 4–8 weeks for premium products. You pick the material that fits the home and your budget — Modex holds five manufacturer certifications (CertainTeed, Malarkey, Atlas, LP SmartSide, James Hardie) and also installs EDCO Steel Siding, DaVinci synthetic slate, and standing seam metal on premium projects. We don't push the material with the highest contractor margin.

Modex handles all permitting before installation begins. The permit fee is included in your scope's lump-sum number—no surprise add-ons. Once the permit clears and materials arrive, we schedule the install. Storm-season lead times run 2 to 4 weeks; shoulder seasons sometimes 7 to 10 days; premium materials may add 6 to 16 weeks on top.


Step 4 — Install (Days 30–60)
Crews arrive on schedule with daily updates
The crew arrives at 7–8 AM on the scheduled day. A real install lead—not the salesperson—runs the on-site supervision. Standard asphalt roofs install in 1–2 days; premium roofs (synthetic slate, stone-coated steel) in 4–10 days; full siding in 4–7 days; 12–20 windows in 2–5 days. We tarp landscaping, lay plywood on the lawn for material staging, magnet-sweep for nails at the end of each day, and photo-document install milestones. You can live in the home throughout the project.

Step 5 — Final inspection + warranty (Days 60–75)
Final walk-through locks in your warranty
The project coordinator—or owner Joe Dvorak on projects over $40,000—walks every roof slope or siding elevation with you. We verify cleanup, document install completion with photos, and fix anything that isn't right before final payment. We then file your manufacturer warranty registration (extended tier on certified products) and issue the Modex lifetime workmanship warranty certificate so long-tail coverage is locked in.

Hail and wind claims follow a different path
Insurance projects add 30–45 days to the front of the process for claim filing, adjuster meetings, and scope approval — total timeline runs 45–90 days from first inspection through completed install. Modex documents damage with on-roof photography, meets your insurance adjuster on the property, writes scopes carriers can validate, and coordinates supplements when the carrier scope is incomplete. We do not waive deductibles—that violates Minnesota statute, and contractors who offer it signal problems elsewhere in their operation.
