What we repair

Seven common Twin Cities roof-repair scopes

These are the partial-repair scopes we see most often. If yours isn't listed, call — most roof problems trace back to one of these patterns once we're on the roof.

Leaks

Active interior leaks traced and stopped

Water staining on a ceiling means the leak entered the roof somewhere uphill from where you see it. We trace the path back to source — usually a failed vent boot, valley, chimney saddle, or step flashing — and seal it permanently. Emergency tarping available within 24 hours.

Shingles

Missing, lifted, or wind-blown shingles

Single missing tab to a damaged section. We color-match to your existing roof when shingle line is still produced; we'll tell you when match isn't possible and recommend repair-vs-replace from that point.

Flashing

Step, headwall, and chimney flashing failure

Original flashing on most Twin Cities homes is 18–30 years old and rusting through. We replace it in pre-painted aluminum or color-matched steel, integrated with the shingle course the right way — not caulked over.

Vent boots

Cracked rubber vent boots and pipe collars

Rubber vent collars dry out and crack at the 8–12 year mark in MN. They're the #1 source of small ceiling leaks we see. Replacement is fast and inexpensive — but the longer it leaks, the more interior damage stacks up.

Chimney

Chimney saddle and counter-flashing rebuilds

Brick chimneys without a saddle (the small ridge on the uphill side) trap snow and ice every winter. We build saddles, rework counter-flashing, and seal the brick-to-flashing joint so it stops dumping water down the side.

Valley

Failing valleys — open metal or closed-cut

Valleys take the heaviest water and snow load on the roof. A failing valley shows up as ceiling stains directly under the V on the rafter line below. We rebuild with new ice-and-water shield underneath and either matched valley metal or a clean closed-cut.

Ridge

Missing or wind-lifted ridge cap shingles

Ridge caps blow off in 60+ mph wind events — which the Twin Cities sees every spring and fall. We replace with matched cap shingles and re-nail the surrounding course to spec so the next wind doesn't take the rest.

Common scenarios

Three repair patterns we see every week

Match what you're seeing inside the house to the most likely roof-side cause.

Pattern 1

Round ceiling stain near a bathroom or kitchen

Almost always a cracked vent boot or pipe collar on the roof directly above. Rubber dries out at 8–12 years in MN sun. Repair is fast — usually $300–$700 — but the longer it leaks, the more drywall and insulation damage stack up. If you can see this is a long-standing stain, see our field guide on asphalt roof repair issues and costs.

Pattern 2

Ceiling stain on an interior wall along the chimney

Failing step flashing or counter-flashing where the chimney meets the roof field. Usually $1,500–$4,500 to rebuild properly. A chimney without a saddle on the uphill side will keep failing — we add one as part of the repair.

Asphalt shingle roof field — the type of installation where chimney flashing fails first

Pattern 3

Stain along a sloped ceiling under a roof valley

Valley failure — the V where two roof planes meet takes the heaviest water load. Valley rebuilds run $1,800–$5,500 depending on length and underlying ice-and-water shield condition.

Repair vs replace

When each one makes sense

The honest answer depends on roof age, damage location, and what's underneath the shingles. We tell you which bucket you're in before any number gets quoted.

Repair makes sense

Roof is under 15 years. Damage is localized to one section. The rest of the field shows even granule coverage and intact tabs. Decking underneath is solid.

Partial replacement

Roof is 12–18 years. One full plane shows age. The other planes have life left. We can replace a single slope and color-match to extend the rest of the roof a few more years.

Repair to buy 2–5 years

Roof is 18–22 years and you're not ready to replace. Targeted repair on the failure point will hold for a season or two — we tell you that's what you're buying so there are no surprises.

Replacement makes sense

Roof is 20+ years. Multiple failure points across different slopes. Widespread granule loss visible from the ground. See full replacement and the cost guide.

Process

Four steps from leak call to warrantied fix

Same process for a $400 vent boot and a $12,000 partial. The scope is different — the standard is the same.

1. On-roof inspection

We walk the roof, document the failure point with photos, and check the surrounding field for issues you'll want to know about. Free, no obligation.

2. Lump-sum quote

One number for the full scope. Materials and labor included. If we find rotted decking once we open it up, we tell you before adding it — no surprise change orders.

3. Repair installation

Most small-scope repairs are same-day. Partial-section work is 1–2 days. Crew leaves the site clean, with a magnetic sweep of the lawn for stray nails.

4. Lifetime workmanship

If our repair fails, we come back and fix it. No clock, no fine print. Manufacturer materials carry their own warranty, which we document for you.

Questions

The questions Twin Cities homeowners actually ask before scheduling a roof repair.

How much does a residential roof repair cost in Minneapolis?

Most residential roof repairs in the Twin Cities run $300 to $5,000 depending on scope. A single vent boot or pipe flashing is $300–$700. A failing valley or chimney saddle rebuild is $1,500–$4,500. Larger partial repairs — replacing a damaged section with matching shingles — can reach $5,000 to $15,000 when decking or ice-and-water shield need attention. We quote lump-sum per scope after the on-roof inspection so the number doesn't move on you mid-job. For the broader picture, see our roof replacement cost guide for Minnesota.

How long will a repaired roof last?

Repair longevity depends on the underlying roof. A good repair on a 5-year-old roof can last another 15–20 years until the rest of the roof catches up. A repair on a roof already past 18–20 years is buying time — usually 2–5 years before the next failure point opens up. We tell you which situation you're in before you commit. For the full lifespan picture, see how long does a roof last in Minnesota.

Will homeowners insurance cover a roof repair?

Insurance covers sudden damage — wind, hail, tree-fall, ice-dam-caused leaks. It does not cover wear-and-tear, age failure, or installation defects from a previous contractor. If your repair is storm-driven, see our storm-damage roof repair page. If it's a wear or workmanship issue, the repair is out-of-pocket. We tell you honestly which bucket you're in before any claim conversation. For coverage details, see does homeowners insurance cover roof leaks.

When does it make more sense to replace the roof instead of repairing it?

Replace makes more sense when the roof is past 18–20 years on asphalt, when there are multiple failure points across different sections (not a single localized issue), when you can see widespread granule loss from the ground, or when decking damage is extensive. Repair makes more sense when the roof is under 15 years, the damage is localized to one area, and the rest of the field is in solid condition. We walk every roof before recommending one or the other — see full replacement if that's where you land.

Do you handle emergency roof repairs in Minneapolis?

Yes. If water is actively coming into the home, we tarp within 24 hours of your call to stabilize the leak, then schedule the permanent repair. Emergency tarping typically runs $500–$1,500 and is often reimbursable under a storm-damage insurance claim if the leak is storm-driven. Modex is based in Eden Prairie — most Twin Cities metro properties are inside a 30-minute drive. Call 952-206-6339 for active-leak response.

What warranty comes with a Modex roof repair?

Lifetime workmanship warranty on residential repairs — if our work fails, we come back and fix it. No clock, no fine print. Manufacturer materials carry their own warranty (typically 25–50 years on asphalt depending on line), which we document for you. We install CertainTeed, Malarkey, and Atlas as our primary lines. If we repair another contractor's installation, only the workmanship of the repair section is covered.
