Where can I find a roofing contractor in Chaska, MN?

I'm Joe Dvorak. Modern Exterior Systems is a Chaska roofing, siding, and window contractor based in Eden Prairie, about 10 miles east down Highway 212. My crews work the Jonathan planned-community neighborhoods, the Clover Ridge craftsman streets off 212, the cream-brick historic blocks around City Square Park, and the newer subdivisions up on the Minnesota River bluffs. The housing here runs from 1970s Jonathan splits to brand-new builds — and the older the home, the more the deck and ventilation matter. Six manufacturer certifications. Lifetime workmanship warranty on residential installs.

Where I work in Chaska

Chaska sits on the Minnesota River in Carver County, about 25 miles southwest of downtown Minneapolis. The Jonathan planned community — one of the first in the country, broken ground in 1967 — anchors a lot of my renovation work, along with the Clover Ridge craftsman streets off Highway 212 and the newer subdivisions up on the bluffs. Downtown is the cream-brick historic district around City Square Park. Most of the pre-1990 homes here need a ridge vent retrofit and an honest look at the deck before I'll quote a roof.

Jonathan + the older subdivisions

1970s splits and two-stories on their third roof. Deck condition and ventilation are the two things that actually move the price — I check both before I quote.

Clover Ridge + the river bluffs

Clover Ridge craftsman customs and newer bluff-side builds. James Hardie, LP SmartSide, and Kolbe show up a lot on the premium projects out here.

City of Chaska Building Inspections: 1 City Hall Plaza, Chaska MN 55318, (952) 448-9395. Permits required for every roof replacement — I pull them before my crews start.

Chaska housing stock

What kind of homes do I work on in Chaska?

Chaska is a wide spread of eras — cream-brick historic homes downtown, the big 1970s Jonathan planned-community build-out, 1980s-90s subdivisions, and newer construction up on the river bluffs and out in Clover Ridge. Most of my work lands on the Jonathan-era and subdivision homes that are now on their second or third roof.

Mixed-era river town · second + third roof cycles

Jonathan splits, subdivision two-stories, and newer bluff-side builds

Most of the Chaska homes I quote are 30 to 55 years old and on their second or third roof. The 1970s Jonathan decking and the occasional board sheathing under it have been through 50-plus Minnesota winters, so I plan a deck repair allowance upfront and bill only what actually fails — I'm not padding the invoice with rot you can't see. Continuous ridge vent retrofit, soffit baffle inspection, and extended ice-and-water shield are standard on every Chaska roof replacement.

River-bluff + Clover Ridge premium

Bluff-side renovations and Clover Ridge customs

The homes up on the Minnesota River bluffs and the craftsman customs in Clover Ridge trend toward premium renovations — bigger roofs, steeper pitches, longer-tenure owners. I walk every Chaska install over $40,000 myself — most of the bluff-side and Clover Ridge premium projects clear that threshold.

Why Chaska

Why do Chaska homeowners hire us?

Three things separate me in the Chaska market: ridge vent retrofit on every roof, six manufacturer certifications instead of one, and a lifetime workmanship warranty on every residential install. We're not the cheapest bid in the 55318 — and I'll tell you why up front.

Air ventilation icon

Ventilation retrofit on every roof

Most pre-1990 Chaska homes — especially the Jonathan-era splits — have inadequate attic ventilation driving ice dam frequency. I install continuous ridge vent and check soffit baffles on every replacement, which kills the most common root cause of repeat ice dams.

Premium certification icon

Six manufacturer certifications

Most Chaska contractors install one shingle line and one siding line. I install five — CertainTeed, Malarkey, Atlas, LP SmartSide, James Hardie — so you pick the material that fits the home and budget, not whatever I happen to stock.

Verified user icon

Lifetime workmanship warranty

Industry standard on roofing workmanship is 5 to 10 years. I back every Chaska residential install for as long as you own the home. No asterisks, no fine print.

Chaska questions

What Chaska homeowners want to know before they sign anything.

Most Chaska asphalt roof replacements run $14,000 to $30,000 in 2026 (CertainTeed Landmark Pro, Malarkey, Atlas). Premium materials — Presidential Shake TL, synthetic slate, standing seam metal — run $25,000 to $65,000+. The bigger Jonathan two-stories and the steep-pitch homes on the Minnesota River bluffs sometimes need extra staging or a steep-roof charge; I quote that on the inspection, not as a surprise at billing.

Yes. I get a crew lead out within 2 to 5 business days (5 to 10 during storm season). My shop is in Eden Prairie, roughly 10 miles east of Chaska — I'm down Highway 212 to the 55318 ZIP most weeks anyway. We walk the roof when it's safe, photograph the actual condition, and email a written line-item quote within 48 hours. No high-pressure follow-up after.

Jonathan was one of the country's first planned communities — they broke ground in 1967, so a lot of those homes are on their third roof now. Two things come up. First, deck condition: 1970s plywood and the occasional board sheathing that's been through 50-plus Minnesota winters often needs partial replacement, so I quote a deck repair allowance upfront and bill only what actually fails. Second, ventilation — most of these homes have marginal soffit ventilation and no continuous ridge vent, which I retrofit as standard so the ice dams stop coming back.

Yes. The City of Chaska requires a building permit for any roof replacement. Building Inspections is at 1 City Hall Plaza, Chaska MN 55318, (952) 448-9395. I pull every Chaska permit before my crews start work and include the permit fee in the line-item quote — you're not chasing it down yourself.

Storm season (May through September) runs 2 to 4 weeks for residential roofs. Shoulder seasons are 7 to 10 days. Premium material lead times (Presidential Shake TL, synthetic slate, James Hardie ColorPlus) add 6 to 16 weeks before install starts. Insurance jobs run on the adjuster's timeline — usually 3 to 6 weeks.

Yes. The 55318 ZIP has taken its share of hail — including a couple of 2-inch-plus events in recent years. I document damage with on-roof photography, meet your insurance adjuster on the property when I can, and write scopes carriers can actually validate. I won't waive your deductible — that's illegal in Minnesota under MN Statute 325E.66, and any contractor who offers to is telling you how they cut corners.

I do. Most of my Chaska siding work is on the Jonathan-era and newer subdivision homes — original 1970s cedar, hardboard, or chalking aluminum on the south face. I install LP SmartSide engineered wood ($22,000–$50,000 on a typical Chaska home) and James Hardie fiber cement ($35,000–$75,000), both of which hold paint for decades through Minnesota River freeze-thaw. On the cream-brick historic homes near City Square Park, I'll be honest — if the brick is sound, I'd talk you out of covering it. That's the part of Chaska worth keeping. I focus on the roof, windows, and trim there instead.

Yes. A lot of the Jonathan splits and 1970s-80s subdivision homes are still running original single-pane or fogged first-generation double-pane glass — drafts, condensation between the panes, and ugly winter bills. I install ProVia, Kolbe, and Pella, from value vinyl ($1,400–$2,500/window) up to architectural lines for the Clover Ridge craftsman customs and the larger river-bluff homes ($2,500–$6,000/window). Most Chaska homes run 12 to 20 windows. I'll spec the right line for the home, not the brand with the deepest kickback.
