Siding Repair in Minneapolis
Modex repairs LP SmartSide rot pockets, James Hardie cracks, vinyl panels off after a storm, hail-bruised elevations, and woodpecker damage on engineered wood across the Twin Cities. We pull a photo-documented walkaround, color-match what's still in production, and tell you straight when a repair will read as a patch versus blend in. Typical repair scope runs $500–$8,000; whole-wall sections go higher. If it's an insurance claim, we document for the adjuster and never waive deductibles.

What we repair
Six common siding repairs across the Twin Cities
Most calls fall into one of these patterns. If yours is something else — chimney chase, soffit return, dryer-vent cutout gone bad — we still want to look at it.
LP SmartSide rot pocket
Engineered-wood rot from a leaky window flashing or a ground-contact section. We open the wall, repair the sheathing, re-flash, and re-clad. $1,500–$4,000 typical.
James Hardie cracks
Hardie plank cracks from impact, nail pops, or an installer who hit it too hard. We pull and replace the affected courses, prime, and color-match. $1,000–$3,500 typical.
Vinyl panel replacement
Panels off after a windstorm, cracked from a thrown rock, or melted next to a grill. We swap individual panels and tell you straight if the color match will look right. $500–$1,500 typical.
Hail-damaged elevations
Hail bruises on the impact-facing walls — usually one or two elevations, not the whole house. Insurance restoration scope; we document, meet your adjuster, and write the scope. $2,500–$8,000+ depending on coverage.
Woodpecker damage
Pileated woodpeckers carve quarter-sized holes through engineered wood and cedar siding chasing carpenter ants. We patch the holes, treat the underlying pest issue, and recommend deterrents. $800–$2,500 typical.
Rotted soffit + fascia
Soffit and fascia rot at the siding line — usually gutter-overflow or ice-dam driven. We repair the wood, re-wrap, and tie the new work into the existing siding course. $1,200–$4,500 typical.
The decision
Repair the section or replace the wall?
Three things drive that call — and we tell you what we see before we quote anything. If a repair holds and the color matches, repair. If the wall is more than about a quarter damaged, the product is discontinued, or the sheathing behind it is wet, the math usually tips toward a wall-section or whole re-side. We'll quote both when both are reasonable so you can decide on real numbers. For where re-side pricing lands, see siding cost in Minnesota and siding installation in Minneapolis.
Coverage: under ~25% of the wall — repair almost always wins on cost
Color match: if the line is in production, repair blends; if it's discontinued, the patch shows
What's behind it: wet sheathing or rotted framing changes the conversation — opening the wall once is cheaper than twice

Color matching
The discontinued-product trap
Color match is where most siding repair conversations go sideways. Current LP SmartSide and James Hardie colors are easy — both lines are in active production and the new panel will blend within a season as it weathers in. Vinyl is the trap. Vinyl colors get discontinued on short cycles, and a brand-new panel in the “same” color often looks wrong next to siding that's been on the house for fifteen years and faded in place. We pull a sample, compare under daylight on your house, and tell you straight whether the repair will read as a patch.
In-production lines (current LP, Hardie, EDCO steel) — color matches cleanly
Older vinyl — sometimes; depends on how much the existing panels have faded
Discontinued vinyl colors — almost never blend cleanly; rear and side-elevation reuse is the workaround
Process
From first call to repaired wall
Most siding repairs take a week start to finish — a day or two of that is install, the rest is photo documentation, color-match confirmation, and getting the right product on a truck.
On-site walkaround
We photograph the damaged area, check what's behind it where we can see, and confirm the product line so we know what we're ordering.
Color match confirmation
We pull a sample and compare it on your house in daylight. If the match won't blend, we tell you before any work is scheduled.
Written scope + quote
Lump-sum pricing with the scope spelled out — what we replace, what we re-flash, what stays. Insurance scopes go to your carrier first.
Repair install
Most repairs are a 1–2 day install. Larger wall-section work runs 2–4 days. We protect plantings, clean up daily, and stand behind the workmanship.
Repair pricing
Three siding repair scopes

Questions
The questions homeowners actually ask before scheduling a siding repair in the Twin Cities.
How much does siding repair cost in Minneapolis?
Most localized siding repairs run $500–$8,000 in the Twin Cities. A handful of panel swaps with on-hand stock sits at the $500–$1,500 end. A rot-pocket fix on LP SmartSide with sheathing repair and a color match runs $1,500–$4,000. A whole-wall section — say an entire gable end — runs $4,000–$8,000 and up. Hail-damaged elevations are usually paid through insurance once an adjuster validates the loss. For full re-side pricing across vinyl, LP, and Hardie, see siding cost in Minnesota.
Can you color-match my existing siding?
Usually, yes — but not always. Current LP SmartSide and James Hardie colors are easy to match because the lines are in active production. Vinyl is the tricky one: colors get discontinued, panels weather and fade in place, and a brand-new panel in the “same” color often looks wrong next to 15-year-old siding. We pull a sample, compare under daylight, and tell you straight if it will read as a patch or blend in.
Do you repair vinyl siding in Minneapolis?
Yes. We install and repair vinyl. We don't lead with vinyl for most Twin Cities homes because LP SmartSide and James Hardie hold up better in our freeze-thaw cycle, but a clean vinyl repair on a vinyl home is usually the right call — repanel the affected area, color-match as close as production allows, and walk you through whether the rest of the elevation is worth a re-side conversation. For lifespan context, see how long does vinyl siding last.
Repair the siding or replace the whole wall?
Three things drive that call. First: how much of the wall is damaged — under about 25% usually repairs cleanly. Second: can we color-match — if the product is discontinued, a partial repair leaves a visible patch. Third: is there sheathing or moisture damage behind the siding — once the wall is open, replacing the whole elevation often costs only a bit more than a heavy repair. We document what we see and quote both options when both are reasonable. See our honest comparison of LP SmartSide vs. James Hardie if you're weighing a re-side.
Does insurance cover siding damage in Minneapolis?
Hail and wind damage typically yes. Hail bruises on the impact-facing elevations, wind that tore panels off, tree-fall — those are covered storm losses. Wear-and-tear, age-related cracking, or rot from a leaky window above the siding isn't. We document with on-wall photos, meet your adjuster on the property when possible, and write the scope so the carrier sees the same damage we see. The homeowner pays the deductible — we do not waive deductibles, that's illegal in Minnesota under MN Statute 325E.66.
How long does a siding repair take?
Most repairs are a 1–2 day job once material is on-site. Small panel swaps with on-hand stock can be same-day. Rot-pocket fixes that open up the sheathing add a day for the wood repair and the moisture-block re-installation. Whole-wall sections run 2–4 days depending on size and access. Lead time on material is the variable — current LP and Hardie colors ship inside a week; discontinued vinyl matches can take longer.
