Who roofs lake homes and lakeside estates in Prior Lake?
Modern Exterior Systems (Modex) is a women-owned roofing, siding, and window contractor. We run a standard asphalt-and-LP scope for the off-lake subdivisions and a premium lineup — DaVinci synthetic slate, cedar and CeDUR, standing seam metal, Kolbe and Pella windows — for the lakefront homes on Upper and Lower Prior Lake. Eight credentials. Lifetime workmanship warranty for as long as you own the home.

Scott County
Prior Lake roofing, siding, and windows
We work Prior Lake out of Eden Prairie — a straight run down to the Scott County side, and a town of roughly 28,000 people that splits cleanly into two markets. There are the off-lake subdivisions around Jeffers Pond and the schools, and there are the lakefront and estate homes on Upper and Lower Prior Lake and out at The Wilds. Owner Joe Dvorak personally leads inspections on every lake-home and estate project over $40,000.
Manufacturer-certified and ready to work Prior Lake
Where we work
Prior Lake is two markets, not one
Most Prior Lake towns get treated like a single tract suburb. This one isn't. Off the water — Jeffers Pond, the streets around Hamilton Ridge and Twin Oaks — it's mainstream asphalt and engineered-wood siding, $14K to $28K territory. On the water, the lakefront homes at Sand Pointe and Watzl's Beach and the estates out at The Wilds run a premium playbook: synthetic slate, cedar, standing seam, and high-end windows. I quote both honestly.
Jeffers Pond & the school side
Jeffers Pond and the Hamilton Ridge subdivisions
The off-lake builds around Jeffers Pond and the streets feeding Hamilton Ridge Elementary and Twin Oaks Middle are mostly late-90s through 2010s asphalt. The original 30-year shingles are aging out now. I open the roof, replace any rotted decking at actual cost (not a flat-rate allowance), run ice-and-water shield 36 inches from every eave to meet Minnesota code, and install CertainTeed Landmark Pro or Malarkey Emerald Pro. Typical Prior Lake asphalt re-roof lands $14,000 to $28,000.

Sand Pointe & Watzl's Beach
Lakefront homes on Upper Prior Lake
An exposed roof on Upper Prior Lake takes wind and freeze-thaw a sheltered subdivision never sees, so the lakefront homes at Sand Pointe and Watzl's Beach earn a heavier spec. I lean toward DaVinci synthetic slate, standing seam metal, and cedar or CeDUR shake — materials built for the uplift and the long view across 810 acres of Lower Prior Lake water. Lakefront re-roofs typically start around $35,000.

The Wilds
The Wilds and the lakeside estates
The estates around the Wilds Golf Club, with a Prior Lake median home price near $549,000, are where premium materials actually belong — DaVinci synthetic slate ($50K–$90K+ on the larger roofs), real cedar or standing seam metal, James Hardie ColorPlus full re-sides, and Kolbe Heritage or Pella Reserve windows. If your home sits in an association, I confirm the material and color requirements before we order anything. Joe Dvorak personally signs off on every Prior Lake project over $40,000.

Roofing
Roof replacement and repair in Prior Lake
$14,000 to $28,000 for an off-lake asphalt re-roof. Lakefront and Wilds homes run $35,000 to $90,000+ in synthetic slate, cedar, or standing seam. See the full roof replacement and metal roofing options.
Windows & siding
Lake-view windows and matched siding
A lakefront home lives or dies on its windows and its waterside elevation. I install Kolbe and Pella for the big lake-view openings, and I match existing James Hardie or LP SmartSide profiles so an addition or partial re-side reads as original — not a patch.
- Kolbe and Pella lake-view windows
- Profile and color matching on partial re-sides
- Sealed against lakeside wind and freeze-thaw

Why Modex
Three things I'll do that most Twin Cities roofers won't
I'm not the only roofer who'll drive to Prior Lake. I'm one of the few who'll spec a lake-grade roof honestly and stand behind it for the life of your ownership.

Lake-home depth
I quote the lake-grade and the standard option side by side
A lot of contractors either don't carry synthetic slate, cedar, and standing seam, or they push you straight to the most expensive line. I put the lake-grade material and the honest mainstream option in front of you with both numbers, so you decide with the real gap in view — not a sales pitch.

Eight credentials behind the work
CertainTeed ShingleMaster, Malarkey Emerald Pro, Atlas Pro+, LP SmartSide Preferred Contractor, and James Hardie Preferred Contractor — plus BBB A+ rating, NRCA Member #1016569, and MN License BC762305. Materials chosen for your home, not for a supplier rebate.

Lifetime workmanship — for as long as you own the home
Industry standard is 5 to 10 years. If a roof I installed leaks in year 12 because of how we flashed or fastened it, I fix it on my dime. Most contractors at that point are gone or telling you it's your problem.
