After a storm, your insurance carrier pays Replacement Cost Value (RCV) minus your deductible to restore your roof. Modern Exterior Systems (Modex) provides free inspections, documents the damage, attends adjuster meetings, files supplements when scope is missed, and completes the work to manufacturer spec. We do NOT waive deductibles (illegal in Minnesota). 50-year track record. BBB A+. MN License BC762305.

Minnesota
Modern Exterior Systems (Modex) is a women-owned roofing contractor headquartered at 6927 Rosemary Rd, Eden Prairie MN. We guide homeowners through the four-step claim process with transparent documentation and carrier coordination.
After a storm event, Modex performs a roof inspection using on-roof photography and drone imagery to document all visible damage. We help you assess whether the loss exceeds your deductible threshold. If damage is minor, filing a claim often isn't worthwhile—the premium impact and deductible cost outweigh the payout.

Step 2
You file the claim directly with your insurance carrier. Modex provides a complete documentation packet—photos, damage assessment, and drone imagery—to support your filing. Most Minnesota insurers (State Farm, Allstate, USAA, Liberty Mutual, American Family, Auto-Owners) offer online claim portals. Contractors cannot legally file on your behalf.

Step 3
Your carrier sends an adjuster to inspect the damage and write the initial repair scope. Modex can meet the adjuster on-site and document any gaps—such as rotted decking, missing ice-and-water shield, ridge vent retrofits, or code upgrades—to ensure your claim is complete and meets manufacturer specifications.

Step 4
Modex submits supplement requests to the carrier for any items the initial scope missed, supported by on-roof photography and manufacturer specifications. Once the full scope is approved, you sign the work order. Insurance pays the approved amount minus your deductible, which you pay directly to the contractor. We deliver the work the carrier approved.

Process
Four steps from storm to completion.

Document
On-roof photography and drone imagery to determine if loss exceeds deductible.

File
You file directly with your insurer using documentation packet Modex provides.

Adjuster
Modex meets adjuster and documents gaps in scope for manufacturer compliance.

Approve
Modex submits supplements; carrier approves full scope. Work begins after approval.
Legal
Minnesota law prohibits contractors from waiving, rebating, or offsetting your insurance deductible. Any contractor advertising "no deductible" or "we'll cover your deductible" is breaking state law. Modex complies fully.

Math
Most Minnesota homeowners policies carry $1,000 to $5,000 deductibles for hail and wind damage. Example: a $24,000 hail claim minus a $2,500 deductible equals $21,500 paid by the carrier to you. You pay the $2,500 deductible directly to the contractor. Your total out-of-pocket cost is only your deductible, regardless of the total claim size.

ACV (Actual Cash Value) pays the depreciated value of your roof at the time of loss—older roofs receive smaller payouts. RCV (Replacement Cost Value) pays full replacement cost in two stages: the ACV amount upfront, then the remaining depreciation after work is completed and documented. Check your policy to see which coverage type you carry.

Timeline
Most Minnesota homeowners policies require claims filed within one to two years of the storm event. A June 2023 hail event may still be claimable through 2025. Older damage may qualify if not previously denied or paid out. Contact your carrier immediately if you suspect storm damage.

What is Minnesota Statute 325E.66?
Minnesota Statute 325E.66 prohibits contractors from waiving, rebating, or offsetting a homeowner's insurance deductible. Any contractor advertising "no deductible" or "we'll cover your deductible" is breaking state law. Modex complies fully—you pay your deductible directly to us after the carrier approves the claim.
What is the difference between ACV and RCV?
ACV (Actual Cash Value) pays the depreciated value of your roof at the time of loss—older roofs receive smaller payouts. RCV (Replacement Cost Value) pays full replacement cost in two stages: the ACV amount upfront, then the remaining depreciation after work is completed and documented. Check your policy to see which you carry.
How long do I have to file a claim?
Most Minnesota homeowners policies require claims filed within one to two years of the storm event. A June 2023 hail event may still be claimable through 2025. Older damage may qualify if not previously denied. Contact your carrier immediately if you suspect storm damage.
What happens if the adjuster misses damage?
Initial adjuster scopes often miss items required for manufacturer compliance—rotted decking, ice-and-water shield beyond eaves, ridge vent retrofits, or code upgrades. Modex documents these gaps and submits supplement requests with on-roof photography and manufacturer specifications. Most supplements approve when properly documented.
Can Modex file my claim for me?
No. You file the claim directly with your insurer. Modex provides the documentation packet—photos, drone imagery, and damage assessment—to support your filing. Most Minnesota carriers offer online claim portals for quick submission. We coordinate with your adjuster and carrier once your claim is active.
